September brought buyers back to the table. Closings were up from a quiet August, single-family homes sold much faster, and the single-family median settled back to a more typical level after August’s run of high-end sales. Condos had a mixed month. Sales picked up, but many of the condos that closed had been on the market for a long time and had several large price reductions before getting an offer.

A quick reminder on how we report these numbers: we compare closed sales to the same month last year to track real demand trends without seasonal noise, and we compare inventory, pricing, and days on market to last month since those shift faster and matter most for anyone making a move right now.

Closed Sales

  • 17 single-family homes sold in September, down from 24 last September and up from 14 last month
  • 8 condos sold in September, down from 11 last September and up from 5 last month

Current Inventory

  • 90 active single-family homes, up from 88 in August
  • 66 active condos, down from 73 in August

Median Sale Price

  • Single-family median sale price: $778,000, down from $900,000 in August
  • Condo median sale price: $527,000, down from $550,000 in August

Days on Market

  • Single-family homes averaged 72 days on market, down from 126 days in August
  • Condos averaged 182 days on market, up from 76 days in August

List-to-Sale Ratio

  • Single-family homes sold for 97% of list price, up from 96% in August
  • Condos sold for 97% of list price, same as in August

🔑 For Buyers:

Well-priced single-family homes are moving faster and closer to asking price, so don’t count on them sitting. With about five months of supply, you still have real choices. Condos are a different story, with roughly eight months of supply and long market times. That gives you room to negotiate, especially on units that have been listed for a while. Mortgage rates also climbed in late September, with the 30-year fixed rising above 7% for the first time since January 2025. Build HOA dues and current rates into your budget before you fall in love with a property.

🏡 For Sellers:

Single-family homes sold in an average of 72 days at 97% of list price, which shows that buyers are still paying for well-presented homes. Pricing correctly from day one matters more than ever. Condo sellers should expect a longer timeline, since September’s condo sales averaged about six months on market. Inventory easing from 73 to 66 helps, but pricing has to reflect HOA costs which can sometimes price a buyer out of the market at your price point.

📣 Our Perspective:

Last month we said we’d watch the $900,000 single-family median rather than read too much into it. September’s $778,000 confirms that August’s number reflected which homes sold, not a change in value. The new figure falls between July and August, which is a more accurate picture of where the market stands. The bigger story is year over year: single-family closings were down about 29% from last September, and condo closings were down about 27%. There are fewer transactions than a year ago, but the homes that do sell are still selling on solid terms.

The condo jump to 182 days on market isn’t as alarming as it looks. It mostly reflects long-listed units finally closing.

The statewide picture looks similar. The Colorado Association of REALTORS® reported for August that closed sales across Colorado fell 11.3% from a year earlier, while the statewide median held at $550,000 and average days on market rose to 65. CAR also noted that high HOA fees continued to hold back the condo market, where values are down about 5% year to date, the same headwind we’ve been tracking here. Our year-over-year drop in closings is steeper than the state’s, but our single-family terms held up better. Local data still tells a different story than the headlines.

🤝 Let’s Talk Strategy:

With rates rising and fall here, timing and pricing matter more than ever. Whether you’re deciding whether to list before winter or watching for the right buying opportunity, let’s talk through what September means for you.
